  • How long does it take to buy a home?

Our agents are always ready to sit down immediately if you have made the decision to buy a house.  Once we find a house you love, we will make an offer and if accepted by the seller a contract will be drawn up.  Once both parties agree to terms in writing, the agreement is ratified. It typically takes 30 days from time of ratification to close.  There are certain things that can be done to speed that process up and we would love to sit down with you to talk through those options.

  • What areas does Jeff Cook Real Estate service?

  • How much of a down payment do I need to purchase a home? Do I have to put down 20%? 

The amount of money needed for a down payment varies from customer to customer and requires a thorough discussion and review of finances with a mortgage professional.  An FHA mortgage, one of the most popular mortgages programs, requires only 3.5% of the purchase price of the home as a down payment. Our preferred mortgage partner can help to quickly determine if you qualify for an FHA home loan.

  • How do I get pre-approved to purchase a home? Do you know any lenders?

 Getting pre-approved by a mortgage company is relatively easy and painless but is also a very important part of the process.  Our preferred lending partner will review your financial picture and if you qualify, we will issue a mortgage pre-approval letter.

  • What is Earnest Money and when is that due?

 An earnest money payment is like a security deposit that is made in a real estate transaction. Earnest money is a good faith deposit made by the seller to demonstrate that the applicant is serious and willing to demonstrate good faith about completing the transaction. All agents at Jeff Cook Real Estate are prepared to explain earnest money policies and procedures at any time.
